The task

Leads from Telegram arrive at any hour, the manager answers an hour later — and the client is already writing to competitors. The agency needed a bot that is neither a broadcast nor an FAQ: it clarifies dates, budget and district, suggests properties from the database, answers detailed questions and hands over to a manager when the client is ready to deal.

What we did

A real conversation

The bot talks to the client on a Claude model, without rigid scripts, in the client’s language.

Funnel stages

Needs → offers → warm-up → handover; the stage is visible on every lead in the CRM.

Picks from the database

Properties come from the agency database, matching dates, budget and district — with cards in the chat.

Handover to a manager

When the client is ready, the bot says honestly that a manager will join and passes on the whole conversation.

Anti-abuse limit

No more than 100 AI replies per conversation and protection against duplicate message delivery.

Analytics

Conversations, handovers, reply speed and client languages on one page.
