The bot runs the conversation until the lead goes cold or is ready to buy

Not a broadcast and not an FAQ bot: the AI actually talks to the client in Telegram. It clarifies what they need, picks properties from the database, answers detailed questions and hands the lead to a manager at exactly the right moment.

Hi! I’m looking for an apartment to rent in Alanya for October
needsHello! I’m Vladyslav and I’ll help you find a place. What are your check-in and check-out dates, and your budget per night?
October 5 to 20, up to €40 a night
offers I found 2 places available on those dates within your budget:
Sea Breeze Residence, 1+1Mahmutlar · €35/night
Green Life, 1+1Kargıcak · €38/night
Does Sea Breeze have a pool?
warmYes: an indoor pool, parking and security, 150 metres from the sea. And it’s free on your dates.
I’ll take it. How do I book?
handed_offGreat! Give me a little time to check everything personally, and I’ll get back to you right here.

From the first message to the hand-off to a manager

1
needs

Finding out what they need

The bot doesn’t jump to suggestions after one vague message. It first asks about the type of deal, dates, budget and area.

2
offers

Matching properties

The request goes to the same database the website uses, with booked dates checked and a cleaning buffer between stays.

3
warm

Nurturing

It answers follow-up questions about a property it has already shown, with real details instead of “let me check with a manager”.

4
handed_off

Hand-off to a manager

As soon as the client is ready, the bot goes quiet and a real person continues in the same chat. The client never notices the switch.

Under the hood

  • Replies in the client’s language — detected by the model in real time (ru/en/de/tr), with Russian as the fallback.
  • Honest replies when something fails — if the model is unavailable, the client gets a localized “I’ll check and get back to you” instead of silence.
  • Webhook deduplication — if Telegram delivers the same update twice, the client still gets only one reply.
  • Manual takeover at any time — if a manager picks up the lead, the bot goes quiet whatever the stage.
